Extensive data sources including MLS on line, Realist.com,  FEMA flood maps, zoning maps, Marshall Swift Residential Cost Handbook, and other research data sources including historical sales data since 1982. Compliance with USPAP and FNMA requirements.   FNMA sellers guide and FHA 4150.2 documentation in office for criteria use.

Electronic Data Interchange
Transferring of completed reports via e-mail for same day delivery when completed.  This includes digital pictures and signatures with all documentation in one package.

Service Area
Services are provided in Sacramento, Placer,  El Dorado and Nevada Counties.  ZIP codes include all of 956__ , 957__ and 958__ . Special requests for appraisals in surrounding areas are considered on request.  West Sacramento properties are also appraised.  Has covered most of these counties since 1982.

Fees
Appraisal fees are reasonable, based on appraisers extensive experience and training & competitive.  Experience in service area since 1982. Quality of reports are evidenced in accuracy and completeness of the reports.  Higher end, complex properties, acreage properties, prospective appraisals and plan and specification appraisals are indicated in fee proposals at time of acceptance.

Completion of Reports:
Calls for appraisal appointments are usually made within 24 hours after request is received. Inspections are usually available within one to three days following the order request. Appointments are available 6 days a week and in evenings based on borrower requests! Completed reports are available on as rapid as possible completion time depending on work levels and complexity of properties.

Appraiser is available Monday through Saturday. Barry R. Cleverdon is a qualified AQB Certified USPAP instructor. Teaches OREA approved appraisal courses.  These courses are designed for licensing hours for Basic Education and Continuing Education.  Can be used for preparing for appraiser license test and for development of the skills of the appraiser.  Particularly important for the developing appraiser to expand their skills and knowledge.
