FHA & Conventional appraisals for all types of residential properties including Detached, Attached, PUD, Condominiums, Ranchettes, Duplex to Four-plex property types.  Proposed construction and prospective value appraisals are completed.   Provides appraisals for lenders needing foreclosure, lender owned property (REO) and short sale properties. Appraisals for PMI removal requests are also provided.

FHA appraisals.  (click on title for more information) Approved since 1986. Purchases, refinances and Reverse Annuity Mortgage programs.  Teaches classes on FHA appraisal & authored teaching manual.

Foreclosure appraisals. Appraiser has more than 20 years of appraisal experience in appraisals for foreclosure, preforeclosure, REO, distress condition properties. Provides appraisals for pre foreclosure, post foreclosure, Short Sales, distress property conditions. Appraiser has a thorough understanding of the issues regarding appraising properties in short sale and foreclosure.  Cost to cure, "as is", "as repaired" and "quick sale" concepts.  In addition to doing foreclosure and short sale related appraisals appraiser also teaches a class on foreclosure appraising.

Expert Witness & Litigation appraisals. Appraiser is Expert Witness qualified in three counties and the Federal court in Sacramento.  Does general litigation appraisal related to residential use properties.

Review appraisals. Field reviews, desk reviews, retropective reviews and litigation reviews. Teaches courses in review appraising.

Relocation appraisals) .   (Click on title for more information)   CRP designation from Employee Relocation Council issued in 1991. Appraised for relocation assignments since 1985.   Has completed the ERC Relocation Course on appraising relocation properties.  Appraiser is listed in the ERC directory.  Provides appraisals for government transferees.   Designated appraiser with IFA designation through the National Association of Independent Fee Appraisers.
